What is the Investor Invitational?

The Investor Invitational was created specifically to highlight value-priced properties to the investor-minded or bargain-hunting buyer, like you! There is a sea of beautiful property to choose from in Puerto Vallarta and the surrounding Bay of Banderas. How are you supposed to find properties that are at truly bargain values? How are you to know if a seller is highly motivated? It was difficult, until now!

Most sellers in Mexico are not prepared to take drastic price reductions on their homes to sell them. Why? Because it costs a fraction to maintain and “hold” their property in Mexico, primarily because there are no mortgage payments and because property taxes are so low. A seller in Mexico of a $400,000 condo can hold onto their property for 4.5 years at the same cost as it would be for just one year’s holding costs in the States. You can see why sellers are not so motivated to just dump their properties.

However, there ARE sellers who MUST sell their properties … for a variety of reasons. Some have purchased more than one property and feel they need to scale down. Some are trading up to bigger and better properties. Some are having health concerns, and others simply have been affected by the financial crisis. Each has their own need for selling … but it is a NEED and not a WANT.

The Investor Invitational was created to bring those sellers who HAVE TO SELL together with those buyers who have the desire to buy, but want a “deal”. Not unlike other auction sites, the Invitational allows you to bid on property in real time. Properties are featured for between 45 and 60 days, allowing prospective buyers time to come down to preview the property and perform inspections if desired. Once you are registered, you will be able to view all properties, preview photographs, review the Comparative Market Analysis on each property showing true values in the surrounding area, and even directly bid on the property! The minimum bid for any given property is $1.00 USD and each property has a Reserve Bid which must be met. Reserves can be substantially below the Listing Price (which is shown in the heading) and can yield incredible discounts!

Bidding on a property is easy. Submit the maximum value of your bid and the system will take over from there. Each time a new bidder enters a competing bid, you will be informed and the system will Proxy Bid on your behalf, up to the maximum of your bid value that you entered into the system. If your Maximum Bid is higher than the Reserve Bid, unless somebody outbids you, you can own that property for as little as the Reserve Bid, NOT the Maximum Bid that you were willing to pay. But of course, like in any other auction, the high bid wins, so if somebody outbids you in the process, they will get the property. Of course, you can always raise your Maximum Bid at any time to ensure that you get the property over somebody else.

Be aware that entering a bid on the system is legally binding and you are entering into a contract to purchase that property. So if the bid you enter is the winning bid, you have a legal obligation to perform on that bid.
